Do
I need to submit a landscaping plan?
A
landscaping plan must be submitted to the Design
Review Committee prior to the start of any work
involving earth movement or disturbance, removal
of trees or the installation of structures,
ponds, fences, or walls. Certain types of
improvements require a permit application and or
fee. Please call the Operation office prior to
the start of any work for information and
applications.

Is
there a Catch and Release Rule regarding fishing
at Blue Mountain Lake?
Currently,
there is no rule or regulation governing the
catch and release of fish either by the state or
the Blue Mountain Lake Club. It is encouraged
that people fishing in the lake follow
Pennsylvania catch and Toss policy, and throw
back the fish they catch.

The
BML Board, with input from the lake committee,
will monitor this policy

If
we have a concern or question regarding the rules
and regulations how and to whom do we address
issues of violation by community members?
Depending
on the nature of the violation you have several
ways of addressing your concerns:
Any
criminal act should be reported to 911 first,
then reported to security or the operations
office.

Violations
that are not of a criminal nature should be
reported to the operations office or security.

Management-related
concerns can be addressed by contacting the
office, by phone or in writing. Policy -
related concerns can be addressed in writing
to the Blue Mountain Lake Board of Directors,
c/o the operations office at 3 Blue Mountain
Lake, E. Stroudsburg.

The
Operations Committee also meets the first
Saturday of each month. Issues or concerns
that you would like to address should be
forwarded to the Operations office at least
three weeks prior to the meeting in order to
be placed on the agenda.

What
is the procedure for tree clearing for new
construction?
An
application is made to the operations office,
trees are marked, and inspection by an
authorized Club employee will take place.

Several
factors contribute to clearing area for the
construction of a new home. These include:

Lot
shape
-
Soil
type (rock, wet conditions, clay)
-
Dwelling
size, shape and location (the house can placed
anywhere within the building setbacks.
Topography, soils, aesthetics, lot shape and
views all contribute to positioning of the
dwelling)
-
Driveway
type (side entry vs. front entry garages)
-
Underground
utility installation location (water, sewer,
phone cable, electric and buried propane tanks
all require trenching which results in tree
removal.)
-
Viable
trees may not exist in areas that do not need
to be cleared.

E
& S controls and additional stormwater
facilities may be required. These necessitate
the clearing of additional trees.

Blasting
- In areas with excessive rock, blasting is
required. The swell of rock as a result of
blasting results in additional tree damage
necessitating removal.
